Europa Realty provides real estate services including: • Property listings for sale and rental in Belgium, France, Spain, and Cyprus. • Buyer portal for property search, saved searches, visit scheduling, and offer submission. • Seller portal for property management, mandate tracking, and offer review. • Free property valuation estimates. • Guided property tours (by appointment). All property information is provided in good faith and is subject to change without notice. Listings are for informational purposes only and do not constitute a binding offer.

To access the buyer or seller portals, you must register an account. You are responsible for: • Providing accurate and up-to-date information during registration. • Maintaining the confidentiality of your login credentials. • All activity that occurs under your account. Europa Realty reserves the right to suspend or terminate accounts that violate these Terms or applicable law.

You agree not to: • Use the Service for any unlawful purpose or in violation of applicable regulations. • Submit false, misleading, or fraudulent information. • Attempt to gain unauthorised access to our systems or other users’ accounts. • Scrape, copy, or redistribute property listings or other content without prior written consent. • Use the Service in a way that could damage, disable, or impair its functionality.

Property details (price, area, features, availability) are provided by sellers and agents and may be subject to change. Europa Realty makes reasonable efforts to ensure accuracy but does not guarantee the completeness or correctness of any listing. Prices are exclusive of notary fees, registration duties, and other transaction costs unless explicitly stated.

All content on the Service — including text, images, logos, software, and design — is the property of Europa Realty or its licensors and is protected by Belgian and European intellectual property law. You may not reproduce, distribute, or create derivative works without our prior written consent. Property photos submitted by agents remain the property of their respective owners.

To the maximum extent permitted by Belgian law, Europa Realty shall not be liable for: • Indirect, incidental, or consequential damages arising from your use of the Service. • Inaccuracies in property listings provided by third parties. • Temporary unavailability of the Service due to maintenance or technical issues. • Decisions made based on information obtained from the Service. Our total liability to you for any claim arising out of these Terms shall not exceed the amount paid by you (if any) for the specific service giving rise to the claim in the preceding 12 months.

The Service may contain links to third-party websites (e.g., Evalu.Immo, property portals, notary platforms). These links are provided for convenience only. Europa Realty has no control over third-party content and accepts no responsibility for it.

Your use of the Service is also governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Service, you consent to the processing of your data as described in the Privacy Policy.

Europa Realty reserves the right to modify these Terms at any time. Changes will be posted on this page with an updated ‘last updated’ date. Continued use of the Service after changes are posted constitutes acceptance of the modified Terms.

These Terms are governed by Belgian law. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Brussels, Belgium, unless mandatory consumer protection laws of your country of residence provide otherwise.
